Brierley Homes is a company founded and owned by North Yorkshire County Council. We have ambitious plans to deliver new housing across North Yorkshire. Yes, you will need to pay a reservation fee. This is non-refundable, so it recommended that you seek advice if you have any doubts before reserving a sales plot. Brierley Homes recommends that you always seek advice from a qualified independent financial advisor. There are a number of registered lending organisations that can also offer advice and assistance about mortgage availability.

There are no restrictions on who is able to buy a sales plot, but, affordable housing properties are usually subject to a lettings policy which may restrict access to some Customers. If you are interested in an affordable housing plot, then Brierley Homes will be able to advice you of any local lettings policies in place for affordable housing plots.

Brierley Homes do not currently provide landlord services for rented or shared ownership homes. Where there is a planning requirement to provide affordable homes, it is likely that Brierley Homes will seek expressions of interest from local Registered Providers (more commonly known as Housing Associations) to own and provide landlord services to affordable housing plots. Landlord arrangements may vary from site to site.

Yes. Brierley Homes is not able to advise you directly on mortgage availability and would recommend that you seek  advice from a qualified independent financial advisor .  Help  for first time buyers through the national Help to Buy scheme. Further information can be found at www.helptobuy.gov.uk.

Yes, every home sold or let by Brierley Homes will have a ten-year structure guarantee.

This depends upon your status. First time buyers seeking to purchase a property up to the value of £300k will not be required to pay any stamp duty. However, any other purchasers including first time purchasers seeking to purchase a home of a value in excess of £300k, will be required to pay stamp duty on a sliding scale. Your solicitor will be able to advise you accordingly based on your specific circumstances.

There may be some occasions that an annual service charge may apply to new homes. This will vary from site to site and details of which will be included in the deeds of the home. Annual service charges are usually applied where there is a requirement to provide a specific service applicable to the homes that have been purchased such as the maintenance of open space areas. Any service charge applied only covers the cost of providing the local service and does not generate any surplus. Annual service charges are subject to annual review to reflect any annual price changes.

Buying “off plan” is the ability to buy a new home from a drawing or plan before it is built.  Buying “off plan” can offer excellent value to both the customer and Brierley Homes.

Brierley Homes is  keen to offer this opportunity. If you are interested in buying “off plan”, Brierley Homes will recommend that you seek an early discussion with the sales advisor.

No, if you can meet the asking price set by the  sales advisor,  there is no restriction on a multiple purchase.

It is Brierley Homes’ intention to offer a choice of kitchen and bathroom suite colours from a select range wherever is practical to do so. In addition, Brierley Homes are keen to offer an enhanced higher quality product to those Customers who would like something more distinct at a premium price.
