Three Blank Canvas homes launch at The Paddocks, Great Ouseburn
Custom Build Homes and Brierley Homes bring three individually designed five-bedroom homes to market at Branton Lane
Three five-bedroom homes are now available at The Paddocks on Branton Lane, Great Ouseburn, through a partnership between Custom Build Homes (CBH) and North Yorkshire housebuilder Brierley Homes.
The homes are being offered through Blank Canvas, a product developed by CBH to enable housebuilders to deliver self- and custom build housing on new home sites. Each purchaser receives an approved home that has been professionally built to a defined handover stage. They then complete its interior as a self-builder, with support to plan and manage the remaining work.
Plots 7, 8 and 9 each have an individually approved five-bedroom detached home. Purchasers buy their serviced plot before entering a separate construction contract with Brierley Homes to build the property to the agreed Blank Canvas specification.
Brierley Homes delivers the main construction, including the structure, external envelope and agreed mechanical and electrical works. At handover, the purchaser receives their Blank Canvas: a structurally complete, weathertight new home ready for them to finish in their own way.
The purchaser can choose their kitchen, bathrooms, flooring, tiling, decoration, lighting, and fitted storage. They can take on suitable elements of the work themselves, appoint local trades and suppliers, or combine both approaches. The supported process helps them plan their completion budget, select products, and organise the work needed to turn their Blank Canvas into a finished home.
CBH developed Blank Canvas to give housebuilders a structured way to incorporate self and custom build homes within their developments. CBH provides the product framework, manages sales, and supports purchasers through their journey, while Brierley Homes provides the serviced plot and delivers the home to the agreed handover stage.

Three individual family homes
The Paddocks comprises the final three opportunities within an established Brierley Homes development. Each approved home has been designed for its individual plot.
Plot 7 offers approximately 192 sq m (2,067 sq ft) of accommodation on a plot of approximately 1,085 sq m (0.27 acres). The approved design includes five bedrooms, two en suites and a family bathroom, alongside a kitchen and breakfast room, lounge, snug, conservatory, dining, hall, and study.
The serviced plot is priced at £300,000. The indicative Brierley Homes construction contract to the Blank Canvas stage is currently estimated at £450,000, giving an indicative subtotal of £750,000 before the purchaser’s internal fit-out and other costs.
Great Ouseburn lies between York and Harrogate. Individual plot details, floor plans, and the development brochure are available from Custom Build Homes, which is managing sales and supporting purchasers through the process.
